WEBSITES FOR BOUTIQUE & HOSTED ACCOMMODATION

Make your website feel just as thoughtful as your guest experience.

Your place deserves to look as good online as it does in person. I create websites for boutique stays, lodges, glamping sites, farm stays, and B&Bs across New Zealand. Each site shows off your rooms and details, season by season, so guests have what they need to choose you.

Why guests choose the listing over your website

Guests compare places on their phones or in browser tabs, often seeing listings that all use the same three types of photos.

When your rooms, beds, and house rules are hard to find, guests have to ask before booking. Sometimes, they don’t ask - they just book somewhere simpler.

The listing brings guests in and does most of the selling. Your own website needs to show why your rate is worth it.

Platforms help guests find you, but your website is where they learn about your place - and where happy guests return to.

Let me help you make your place shine online, and save on the OTA booking fee at the same time.

Thoughtful doesn’t have to mean minimal.

Guests who pay more want to see beds, policies, access, and what’s included. The details help them feel the price is worth it.

What an accommodation website has to do

Show each room properly

Show real photos, beds, views, what’s included, and even the room guests might worry is too exposed.

Cover seasons and access

Share how to get there, what the road is like in winter, and what changes with the seasons. These are details listings often leave out.

Give a reason to inquire directly

Give honest reasons why returning guests and referrals should book with you, while staying within platform rules.

Connect your booking tool

Keep your availability calendar in one place. Let me know what booking tool you use, and I’ll check how it connects to the platform before we begin.

Welcome guests before they arrive

Give guests a welcome guide on their phone with check-in info, wifi details, local tips, and where to find good coffee.

Spell out policies

List your cancellation policy, check-in details, rules for pets and children, accessibility, and any tricky parts of the drive. This helps the right guests book.

Add the best reviews next to the rooms

Put real guest reviews right next to what they describe, so guests see why your rate is fair.

Offer the extras you already have

If you offer packages, gift vouchers, or spaces for small gatherings or events, give each one its own clear page.

It’s easy to know what to include. Figuring out what to say about each room and space, and in which order, is what helps guests decide.

Not sure how your website stacks up against your OTA listing? A Listing Review will check it using the list above.

FOR SELF-MANAGING HOSTS

Do you host your place yourself?

Airbnb found your guests. Then it kept them.

If you run one or a few holiday homes, cabins, or B&B rooms on Airbnb, Bookabach, or Booking.com, you don’t have to leave those platforms. You just need your own site to send people to.

A small, simple site covers it:

  • Photos, beds, amenities and house rules in one place.

  • A clear way for returning guests and referrals to inquire or book.

  • Local tips, so you stop answering the same questions.

  • Keep everything on one calendar. I’ll check how your booking tool connects before we start, so you avoid extra admin or double bookings.

Direct, not diverted

This is meant for returning guests, referrals, and people who find you on Google or via an AI search. It’s not for taking guests off a platform before they book, since platforms don’t allow that.

Want a page of your own? Hatch, starting from $997, can give you a simple page to include everything for a simple property.

If a property manager already runs your listing, check what’s included so you don’t pay twice.

Start here if…

  • You own or run a stay where the place is the draw.

  • Guests ask the same questions before they book.

  • You want a site you can update yourself.

This is not for…

  • Large hotels, resorts, or groups that need enterprise booking systems.

  • Anyone who wants guaranteed occupancy. No one can honestly promise that.

  • anyone who needs me to act as their channel manager. I’ll connect the tool you already use.

Questions accommodation owners and hosts ask

Do I need a website if I’m already on Airbnb or Bookabach?

You don’t need a website just to be OTA listed. But if you want your own space for returning guests, referrals, and Google or AI search to send people - with your story, your rules, and a direct inquiry path - it is worth considering.

Do I need a booking engine for my accommodation site?

Not always. Many small stays do well with a simple inquiry form if they manage their bookings well offline. However, if you want instant booking, we can explore options for this at the start.

Is this okay with Airbnb and Booking.com rules?

Yes. The website is for returning guests, referrals, and organic search. It’s not for taking people off a platform before they book.

Should I use a property manager or build my own website?

A manager handles the work for you, while your own site keeps the guest relationship in your hands. Some owners do both. Let me know what you do or have, and I’ll help you see where a site fits.

Will it clash with my channel manager?

It shouldn’t cause any issues. Your website works alongside your channel manager, and I’ll check how your booking tool connects before we start so your calendar stays up to date.

Can I update the website myself?

Yes, you can. I’ll show you how to update rates, dates, photos, etc.

How do I avoid double bookings?

Keep one calendar as your main source. I’ll check how your booking tool (if you have one) connects before we start to ensure it is compatible, and I’ll let you know if any setup looks risky.

Will guests trust sending a direct inquiry?

Yes - especially when your page has real photos, clear rules, honest reviews, and explains what happens after someone inquires.

What do I need to have ready?

You’ll need your photos, rates, house rules, and booking tool details. If anything’s missing, I’ll let you know what to sort out first.

Tell me about your place

Just a few lines are enough. I’ll reply to you personally.
